The resident base is older and wealthy. Median age is 61.5 against 42 typical, median household income is $112,578 against $67,722, and median home value is $615,300 against $297,700. Of those residents, 20.9% work from home, so mid-day phone calls are common. Add the 31.6% of homes that are seasonal or occasional and a contractor, cleaner or property manager has two audiences: nearby owners who call and distant owners who search from another state and need an easy way to book.

Visitors set the calendar. A restaurant owner told local TV that 2026 began strongly with snowbirds and spring-break travelers, and one boutique owner on Corey Avenue said more than 75% of her business comes from tourists. The same restaurant owner described local residents as vital in slower summer months. Name and geography cause confusion. Voters shortened the name from St. Petersburg Beach to St. Pete Beach in 1994, and the city occupies all of Long Key, reached by three bridges. These are where residents work, and many commute off the island, while visitor-facing lodging and dining rely on a different set of people entirely. A single campaign for both would mislead the plan, so each audience gets its own.

Lodging anchors the visitor economy. The Don CeSar, a Historic Hotels of America member, renovated its ballroom in 2025, and beachfront resorts such as the Bellwether and the Postcard Inn show a market still recovering. Reports say rentals of less than 30 days are prohibited in many residential areas, with limited exceptions in some districts such as the Pass-a-Grille overlay. Anyone advertising a stay must describe only what the rules allow.

On Corey Avenue, dozens of shops and restaurants reopened after the storms, and only two storefronts were vacant in June 2026. That is good for the street and tough for a newcomer, since people comparing shops see many ads for the same visitors. For retailers, pay-per-click advertising on the island works best with a specific product, an open-now cue and a short walking instruction, tracked by calls and direction requests.
