Only 7.6% of residents are under 18, so most searches come from adults choosing for their own homes, and 15% of workers work from home against 11.8% typical, which puts people at a kitchen table on weekdays with time to compare two or three ads before they call.
Traffic and parking shape what a good ad says. The mayor said in January 2025 that the city is dangerously close to overtourism and described gridlock, and in August 2025 the city approved higher fines for illegal parking in the historic core. A restaurant or gallery near St. George Street can use ad text and a landing page to state where guests can park and how far the walk is, which saves a click from someone who would have given up on the drive. County figures show where the field is crowded. St. Johns County has 475 real estate agent and broker offices, 5.96 times the density of a typical county and up 79.9% from the earlier count, plus 270 physicians offices, 180 landscaping services and 139 residential remodelers. A September 2025 local news report estimated the annual tourism impact in St. Johns County at $3.8 billion, with more than 30,000 jobs. For an advertiser, that means two overlapping crowds of buyers, and a keyword list that mixes them wastes money.
Steady institutions anchor the year-round side. The county profile lists the St. Johns County School District (6,438 employees), UF Health St. Johns (1,564), the Florida National Guard Headquarters (900), the Florida School for the Deaf and the Blind (689), Carlisle Interconnect Technologies (650) and Flagler College (556). Those are county figures, but they describe teachers, clinicians and technicians who search for home repair, child care and medical services on ordinary weekdays, and who respond to ads that state hours and credentials plainly.
Several advertising-heavy trades are growing fast in St. Johns County. Real estate offices are up 79.9%, residential remodelers 52.7%, accounting and CPA firms 45% and landscaping services 38.5%, all county-level counts, while dentists number 123 and law offices 130. When fields expand like that, a newcomer sees auctions that already include the established names. The practical answer is sharper targeting, stronger landing pages and tighter negative keywords, not a bigger daily number.
